Job Description: Property Management Operations Manager
Position Overview:
The Property Management Operations Manager is responsible for overseeing and managing the day-to-day operations of a real estate and property management company. This role requires excellent leadership skills and a deep understanding of property management practices to ensure efficient and effective property operations. The Property Management Operations Manager will work closely with property owners, tenants, and internal teams to deliver exceptional customer service and maintain and enhance the value of the managed properties.
Key Responsibilities:
1. Develop and implement property management strategies and operational plans to maximize property performance and achieve business objectives.
2. Directly manage and supervise property management staff, including hiring, training, coaching, and conducting performance evaluations.
3. Ensure compliance with local, state, and federal regulations, as well as company policies and procedures.
4. Oversee budgeting, financial reporting, and forecasting for assigned properties, ensuring financial goals are met or exceeded.
5. Collaborate with marketing teams to develop and execute effective leasing and marketing strategies to attract and retain tenants.
6. Establish and maintain strong relationships with property owners, tenants, vendors, and contractors to ensure timely resolution of issues and excellent customer service.
7. Conduct regular property inspections to identify maintenance needs, safety hazards, and potential improvements.
8. Coordinate and oversee property maintenance, repairs, and renovations, ensuring they are completed in a timely and cost-effective manner.
9. Review and negotiate contracts and lease agreements, ensuring compliance with legal requirements and protecting the company's interests.
10. Stay updated on industry trends and best practices in property management, and provide recommendations for process improvements and operational efficiencies.
Required Skills and Qualifications:
1. Bachelor's degree in Business Administration, Real Estate, or a related field.
2. Proven experience (minimum of 5 years) in property management, with a strong understanding of property operations, leasing, and maintenance.
3. Solid knowledge of local, state, and federal regulations governing property management.
4. Excellent leadership and team management skills, with the ability to motivate and develop a high-performing team.
5. Strong financial acumen and experience in budgeting, financial analysis, and reporting.
6. Exceptional communication and interpersonal skills, with the ability to establish and maintain effective relationships with diverse stakeholders.
7. Strong problem-solving, decision-making, and negotiation abilities.
8. Detail-oriented and highly organized, with the ability to multitask and prioritize effectively.
9. Proficiency in property management software and Microsoft Office Suite.
10. Valid driver's license and ability to travel to various properties as needed.
